The 'Rouse Real Estate Report'  for the Northern Sunshine Coast

As we move past March and into April, the first quarter is closing in quickly.  I would say there has not been that much change in the past month.  On the climate change, it is getting a bit cooler which is a nice change from the humidity we experienced this past Summer.  Locally, we have just had council elections and all seems to be stable again.  Nationally, we may get a bit of instability with the upcoming elections, but nothing too substantial.  At the risk of being a bit boring and not too funny or witty (unusual for me), this update is almost done, probably one of my shorter ones for years, not a bad thing, just the way it is.  The market seems to have plateaued slightly, but I will take this over a decline any day.  If you would like me to hone in on your particular property for a more accurate analysis, simply call or email.  My current summary for specific categories follows:
 
Housing - Residential:  Holding steady with no real increase in value
Housing - Units:  Identical to housing
Housing - Rural:  Stil selling well with no real increase in value
Land - Rural/Residential:  Selling well still
 
Rentals:  Almost the same as last month.  We are experiencing a definite slow down in activity, applications and values.  As per last month, if there is a vacancy, there is a good chance the value may be down form a year ago. The best strategy is to drop the price quickly, get a tenant in on a 6 month lease, and then start to raise it back over the next 12 to 18 months.
