The 'Rouse Real Estate Report'  for the Northern Sunshine Coast
 
 
You can always go to the generic Real Estate information sites and get the latest 'official' perspective however, if you want it from the trenches (every month) on the Northern Sunny Coast, read on.......
 
One quarter out of the way, and what a quarter is was.  The activity that we started seeing early in the year has continued and as a consequence, stock levels are at a depleted point.  Basically, the buyers out there are buying everything that comes onto the market.  Now, here is my reality check, "this is not Sydney".  The market is not going crazy, and buyers will still not buy property that they feel is not priced right.  I do notice some sellers (with other agents) have moved ahead of the market a bit, and this causes buyers to skip over their property and go to the next one.  When this happens in our market, a quick adjustment (in price) will rectify the issue, if not, you stand a good chance of sitting in the market with decreasing activity. and no sale.  So, as I always warn, make sure your agent (hopefully me) does their homework and tells you the right price, not the price they hope for.  

As for my prediction (educated guessing) for the next quarter, possibly a slight slowdown, but this will be mainly due to the lower stock levels. Oh, and Winter is coming.  My current summary for specific categories are as follows:

 
 
Housing - Residential:  Same as we have had, with a slight slow down in total numbers
Housing - Units: Showing signs of strength and will stay a bit stronger than residential housing
Housing - Rural: Staying consistently strong
Land - Rural/Residential:  Again, staying strong
 
Rentals:  We have seen a slight increase in our vacancy rate, but it is still way below the market barometer. This is just due to a larger percentage of our owners deciding to go with 6 month leases in the anticipation of possibly selling and not wanting to get locked into a lease.  All in all, the rental market is still strong.
